Clear where the money goes and who is responsible for what.
We create our own projects: we find land and buildings, run due diligence, build and sell. An investor joins a specific project and sees every decision, cost and deviation.

Buying a property and joining a project are different products.
Joining a project
- A share in the project company, a loan or a joint venture
- The result depends on the whole project: acquisition, construction and sale
- Rights, payments and exit are set out in the project documents
- Plan vs actual reporting at every stage
Buying a property
- You own a specific property
- Search, due diligence, renovation and management are separate services
- Ownership costs and taxes are calculated upfront
- Suits those who want their own house or apartment
We buy the property and let or sell the apartments to our clients. The investor recovers the capital from rent and sales.
- 01
Acquisition
The investor finances the purchase of a building or a plot in a project we have checked.
- 02
Preparation
Cosmetic works, documents for each apartment, launch of sales.
- 03
Letting or sale
The apartments are let under our management or bought by our clients. Income first returns the investor capital.
- 04
Result
Once the capital is returned, the investor receives a share of further rent and sales.
Participation formats. The structure is defined by the project documents.
The format is chosen for the project and the investor. The legal structure is reviewed by lawyers before any offer.
- 01 · Equity
Share in the project company
The investor receives part of the project result in proportion to the share. Decision rights and exit terms are set out in the shareholders agreement.
- 02 · Debt
Loan to the project
Fixed repayment and interest terms, security under the agreement. The result does not depend on project profit, but there is a risk of non-repayment.
- 03 · Partnership
Joint venture
For large partners and landowners: a joint company with agreed roles, costs and results.
From the first call to reporting. Seven steps.
Confidential materials are shared after an introduction and a non-disclosure agreement. Investors decide together with their own advisers.

Reporting
Plan vs actual, photos, deviations, next step
We name the risks before the deal, not after it.
Every model goes through stress scenarios. If a project cannot withstand them, we do not offer it.
- 01
Delay
Permits and construction can take longer. We build in a time buffer and calculate the cost of delay.
- 02
Cost overrun
Material and labour prices change. Budget contingency, fixed-price contracts and contractor tenders.
- 03
Sale price
The market may fall. We test the result at a lower price and a rental scenario instead of a sale.
- 04
Title and permits
Unclear title or a ban on the required use is a reason to walk away from a property.
Reporting. What you receive for each project.
Reports are based on a single version of the project model. Figures on the website, in reports and in the portal match.
- 01
Money
Budget, actual costs, deviations and their reasons.
- 02
Schedule
Plan vs actual by stage, upcoming decisions.
- 03
Construction
Photos from the same points, certificates of completed works.
- 04
Documents
Permits, contracts and changes in the private portal.
Fees and conflicts of interest are disclosed for every project.
- 01
Who pays and for what
Development fee, construction and property management, share of the result - with amounts and grounds.
- 02
Where a conflict may arise
If the company or its partners earn income from the other side of a deal, we disclose it in advance.
- 03
What we do not do
We do not accept money through the website, promise returns or present forecasts as facts.
Investor questions
What exactly do I acquire as an investor?
It depends on the project: a share in the project company, a loan or another legally documented model. The structure, rights and exit are described in the documents of the specific project before signing.
What fees does the company earn?
There may be a development fee, construction or property management fees and a share of the result. For every project we disclose who pays, to whom, for what, and where a conflict of interest may arise.
What happens in case of a delay or a loss?
Each project model is tested for delay, cost overrun and a lower sale price. We show these scenarios before the investor decides, and deviations in regular reports.
How often is reporting provided?
Regularly, according to the project schedule: money, timeline, completed works, photos from the same points and the next step.
Are returns guaranteed?
No. Real estate investment involves risk, including partial loss of capital. We do not promise returns; we show the assumptions and scenarios.
